Located along heavily-traveled State Route 7 (Danbury Road), the new owners of this BMW dealership have purchased additional property in order to construct an entirely new facility which will replace the existing, undersized building. The new 49,000 sf building will contain 9,500 sf of showroom area and 21 garage service bays. Key to the project will be the construction phasing plan which is necessary to maintain current operations until the new building is complete.
Cabezas-DeAngelis is providing all site planning services from conceptual layout through final design, including: construction staging; site layout and signage; grading, drainage and storm water management; lighting and utility layout; and, coordination with the Town of Ridgefield and CT Department of Transportation. As part of the storm water management system, two new water quality basins will be constructed to capture and treat the first 1” of storm runoff in accordance with local Inland-Wetlands requirements.

Project Forest Street Sidewalk and Parking Improvements

One of the oldest and most picturesque streets in downtown New Canaan, Forest Street exhibited poor traffic circulation due to its narrow section and random on-street parking layout. Several restaurants and retail shops occupy the street and generate sizable pedestrian traffic as well.
Cabezas-DeAngelis performed a study of alternative sidewalk and curb layouts with varying sidewalk and street widths. The final plan incorporated a wide brick sidewalk on the west side of the street where most of the restaurants are located, which allows for alfresco dining.
As part of the project, Cabezas-DeAngelis also provided plans and specifications for the rehabilitation of the main sewer line which runs down the center of the street. The sewer was repaired using the slip-lining method which allowed the work to be done from within existing manhole structures. All work occurred at night to minimize impacts to existing businesses.

Project Riverscape Marina Storm Water Management Plan, Greenwich, CT
As part of a large bulkhead reconstruction project at Riverscape Marina, the firm provided a new storm water management system designed to capture and treat the first one-inch of rainfall (the “first flush”) in order to meet Coastal Area Management regulations. The new drainage system consists of several hundred feet of perforated pipe placed in a crushed stone bed and wrapped in filter fabric (photo above). The new retention system had to be placed above the high ground water table, yet still maintain minimum cover requirements over the pipes. Overflow outlets ensure that high flows will discharge to the marina without flooding the site.

Project Maverick Concerts Master Plan Village of West Hurley, NY

Constructed by hand in 1916 by Hervey White, Maverick Concert Hall is one of the oldest continuously operated music halls in the country. Located near the historic arts and crafts colony of Woodstock, NY, the hall offers visitors a unique opportunity to experience music in a natural, rustic setting.
Cabezas-DeAngelis is currently working with Stephen Tilly, Architect on a Master Plan for the hall and the surrounding site. Site improvements being considered include new composting toilet facilities, domestic water well, handicapped accessibility, storm water management, traffic and pedestrian circulation, and environmental improvements.

Project New Building Addition Lockwood-Mathews Park, Norwalk

Originally opened in 2000, the Stepping Stones Museum for Children has been an outstanding success. Located in historic Mathews Park in Norwalk, the museum recently added another 20,000 sf of new gallery and office space to their existing facility.
A significant part of the project involved the expansion of the existing parking lot in Mathews Park, which also serves the historic Lockwood-Mathews Mansion, Devon’s Playground (a playground for physically challenged children), and several public tennis courts. As part of the planning process, several possible parking lot alternatives were studied. The firm’s responsibilities included parking lot design, site grading and drainage design, storm water management and new utility coordination.
